This affordability estimate converts a 36% debt-to-income guideline into a possible housing payment, subtracts existing monthly debts, estimates supported mortgage principal and then adds the down payment. It is a screening calculation—not a lender approval and not a prediction of the price a household should choose.

The model allocates up to 36% of gross monthly income to housing plus entered monthly debts. Actual underwriting limits vary by loan program, credit profile and location. Gross income is before tax, so the result can overstate comfort when taxes, childcare, savings or variable expenses are high.

Housing cost is more than principal and interest

Property tax, homeowners insurance, association dues, mortgage insurance, maintenance and utilities compete for the same monthly budget. Because this calculator converts the full guideline payment into mortgage principal, treat its output as an optimistic ceiling unless those costs are considered separately.
